Rolled lawn
Rolled lawn, as the name implies, comes in rectangular rolled lengths. Cut from a 'turf farm' and sold fresh it is ready to be laid on prepared soil for an instant lawn. The advantage of rolled lawn is that it's fast. Go from bare dirt to fancy lawn in a day. It can be planted anytime of year (weather permitting).

Lawn seed
Grass seed is a lower cost option. It also provides more choice in grass variety. Most lawn seed is either a mixture (made up of several grass species) or a blend (several varieties of one species). The reason for this is to ensure that the grass is as adaptable to your particular conditions as possible. Factors to be considered will include irrigation or rainfall the site receives, shade aspects, wear (whether ornamental or play area), and soil type (sand, loam, or clay).
